Eligibility: To use our website, resident portal, or owner portal, you must be at least 18 years old, provide accurate information, and be authorized if acting on behalf of a tenant or property owner.

 

User Accounts: By creating an account, you agree to maintain the confidentiality of your login credentials, notify us of unauthorized access, and keep your information current, acknowledging that Thomas Management is not responsible for access issues caused by user negligence.

 

Payments and Fees: All payments made through our systems—including rent, fees, deposits, and charges—must be timely and may include third-party processing fees; failed or returned payments may incur additional charges, and Thomas Management is not liable for payment delays caused by banks or processors.

 

Maintenance Requests: Maintenance requests submitted through our portal or communication channels will be addressed according to urgency, with non-emergency issues handled during business hours, and residents must provide entry for repairs; delays caused by vendor availability or outside circumstances are not the responsibility of Thomas Management.

 

Communications: By using our services, you consent to receive essential notifications via email, phone, SMS, or portal messages concerning property updates, payments, maintenance, and policy changes, though you may opt out of non-required communications.

 

Acceptable Use: Users agree not to misuse our platforms, upload harmful or inappropriate content, interfere with system functionality, or attempt unauthorized access to other users’ information, understanding that violations may lead to suspension or termination of access.

 

Privacy: Personal data collected through our services is managed according to our Privacy Policy, which explains how information is collected, used, and safeguarded, and use of our services constitutes acceptance of that policy.

 

Limitation of Liability: To the maximum extent permitted by law, Thomas Management is not liable for portal outages, technical failures, third-party vendor actions, data loss caused by user negligence, or any indirect, incidental, or consequential damages, with your sole remedy for dissatisfaction being discontinuation of services.

 

Termination: Thomas Management may suspend or terminate service access for violations of these Terms, security concerns, or upon termination of a lease or management agreement, though users may request account closure in writing
